How A Real Estate Investor Can Generate Motivated Seller Real Estate Leads Using Facebook.
We are going to walk through one of the most effective ways to generate real estate leads through Facebook for real estate investors. Facebook can be a highly effective real estate leads generator for your real estate business when done correctly.
Why should you read this blog instead of others? I don't know! That's up to you to decide but my objective here is the translate this technical and complicated process into something that anyone can understand, especially those that aren't very technical.
Generating real estate leads, in general, can be relatively easy but as real estate investors, we usually need more specific leads. We need real estate leads of motivated sellers. We need a pipeline of real estate leads that are willing to accept a discount on their property in exchange for us paying all cash, closing quickly, and or providing the motivated sellers with other than traditional real estate closings.
Some people believe motivated seller leads are exclusively for wholesalers and real estate investors, but with minor tweaks, these strategies can be implemented successfully for real estate agents as well.
What You Need – The Basics
First and foremost, in order to be effective on Facebook, you need to have a foundation and establish some basic essentials. At the very least you will need, a personal Facebook profile, a Facebook Business page, a website, and ultimately a budget.

A Facebook Profile is a profile of you as a person, a human. Information such as your interest, your name, videos, your city, birthdate, and more. Many people feel uncomfortable sharing their personal information with social media. If you are one of those people, I suggest you turn away now because this business requires transparency and authenticity.
Remember, it's social media. People are looking to interact with humans. You have the right to operate as a business but the most effective success for generating real estate leads will come from having a human persona as the primary driver within your content and digital real estate presence.
We are looking for motivated sellers who are looking to sell a house they do not wish to maintain or can not maintain. Keep in mind with these motivated seller leads what is at stake. The Facebook Business Manager is essential to running a business on Facebook. We use the business manager to keep your business assets separate from your personal content.

Facebook Business Page
We talked about the Facebook Profile first because it's a necessity to create a successful Facebook Business Page. The business page will be the “storefront” of your real estate leads.

The key factor with this page is to use a human face instead of a boring company logo. No matter how awesome you think your logo it, people still want to connect and interact with people.
Having the Facebook Business Page gives you access and the capabilities to run your business on Facebook. Which means we can run Facebook Ads for motivated seller leads. Once you have your account up you're just about ready to go.
Facebook Ads Manager
The Facebook Ads Manager is where you create your ad campaigns, manage multiple ads simultaneously, and track/monitor your Facebook Ad Campaign performance.
The Facebook Ads Manager lets you create more complex ad campaigns. There are two ways to advertise on Facebook. The first is directly from your Facebook business page. The second and most effective is to use the Facebook Ads Manager.

One major benefit of doing online and virtual lead generation for real estate is the fact that you can get the pictures you need from Google Maps. The images above are all examples of images that I pulled directly from Google Maps.
Facebook Ad Example
When running ads for real estate leads most it needs to be run correctly. I have had many clients, associates, and colleagues mention hiring someone to run their ads but bring them the wrong type of leads. Most people are under the assumption that we are looking for realtor leads. This is not necessarily true.
We want to buy houses ourselves and most times, we do not need a realtor complicating the transaction. This is why it's important to run the correct ad copy and implement the right visuals for a seller ad.
Below is a direct example of one of my Facebook Ads for Motivated Sellers. This is what you want your ad to look like. Below is what is known as the “digital bandit sign,” but this time, it's legal. LOL. The term bandit signs came to be known because of the illegality behind it. These signs are not permitted in some cities and counties.
Well, on Facebook, they are completely allowed and they are not a violation of any city, county, and state laws.

Facebook Ads – Campaign [A Case Study]

What is the ROI for the implementation of this strategy? This is a very relevant question that I have not considered until it was asked of me during a national convention.
Basically, with the exclusion of my time, my ROI has been over 2600%.
Pay attention below.
Of the 51 real estate seller leads that were generated, I was able to close successfully 9 of these deals in the next 45 days from when they initially came in.
Here are my strict monetary numbers:
- About $1,700 total spent on Facebook ads.
- 51 leads generated within 30 days.
- 9 leads closed. This is about a 20% close rate as well.
- Minimum profit per deal: $5,000 (More than this a few times, but use $5000 as a basis)
- This generated a total of over $45,000.
So again, you tell me? Are Facebook Ads Worth It? Are Facebook Ads worth the investment.
Keep in mind, your expertise and ability to close will play a factor in your closing rate. But even if you aim for half my success, it could still be largely beneficial to your business and your profit.
